Holm Central is a twin-tower residential development by Holm Developments in Jumeirah Garden City, the freehold district sitting between Sheikh Zayed Road and the Jumeirah coastline. The project offers studios, one-bedroom apartments and two-bedroom residences with maid's rooms, spanning 378 to 1,061 sq ft with pricing from AED 1,050,000. A 5/30/65 payment structure requires only 5% at booking, with completion scheduled for 31 March 2029. It follows Holm One, the developer's debut project in the same district, launched in 2025.
The towers are organised around a shared landscaped podium, with a resort-led amenity programme covering a swimming pool, children's pool, fitness centre, sauna and steam rooms, and a yoga and wellness deck built around a feature water element. Rooftop levels carry barbecue areas and lounge terraces, while podium gardens, outdoor lounges and indoor and outdoor children's play areas handle daily use at ground level. Both towers open through triple-height lobbies finished to a hospitality standard, and unit interiors follow the developer's stated palette of natural materials and restrained forms, prioritising generous layouts and natural light over decorative detail.
Studios at 378 sq ft are efficiently planned for single occupants and short-term rental use. One-bedroom apartments at 622 sq ft carry a separated living area with the depth to hold a work-from-home setup, a configuration in consistent demand from the DIFC and Trade Centre professional base nearby. The two-bedroom residences at 1,061 sq ft include a maid's room, a specification rarely offered at this size band and one that shifts the unit from an investor product to a genuine family home. Every configuration is allocated a single parking bay.
The pricing structure holds an unusual feature: rate per square foot falls as unit size rises, from roughly AED 2,778 for a studio to AED 2,572 for a one-bedroom and AED 2,451 for a two-bedroom. In most Dubai launches the relationship runs the other way, so larger units here are the better value on a per-foot basis while also clearing the AED 2 million Golden Visa threshold. The 5% booking requirement is among the lowest currently available in the market, allowing a studio to be reserved for around AED 52,500 and keeping only 35% of the purchase price committed before handover. Jumeirah Garden City remains one of the last central freehold districts pricing below Downtown Dubai and DIFC while sitting minutes from both, which underpins the capital appreciation case as the district's redevelopment completes. The material risk is delivery: Holm Developments was established in 2023 and has no completed handover record, so buyers should verify RERA registration and escrow arrangements rather than relying on track record.
