Downtown Dubai is Dubai's most globally recognised residential address — home to the Burj Khalifa, The Dubai Mall, and the Dubai Fountain — and in 2026 it trades at AED 2,200–2,800/sq ft for standard apartments, reaching AED 4,500–6,500/sq ft for Burj Khalifa floors and Armani-branded residences. Gross yields run 4–6% on long-term tenancies, rising to 7.5–9.5% for actively managed Fountain-view short-term rentals. Capital appreciation since the 2020 trough runs 55–75% cumulative. The investment case is not primarily yield — it is brand scarcity, global liquidity, and the structural undersupply of a fully built-out district where fewer than 1,500 new units are expected through 2028 against a base of 35,000 existing units. Downtown is where you buy when you want the world's most recognisable Dubai address, the deepest international buyer pool, and a 15-year capital appreciation track record. It is not where you buy for maximum gross yield.
