Dubai Marina is one of Dubai's three primary short-let markets, alongside Downtown Dubai and Palm Jumeirah. The combination of waterfront lifestyle, walkable marina promenade, established restaurant scene, and metro access makes it a strong year-round STR market rather than a purely seasonal one.
DTCM Holiday Home Licensing
Operating a short-let without a DTCM (Department of Economy and Tourism) holiday home license is illegal in Dubai. Fines for unlicensed operations start at AED 50,000.
What you need:
- DTCM Holiday Home Permit (AED 3,000–8,000/year depending on unit size and operator)
- Building NOC (some Marina towers restrict short-let entirely — confirm before purchase)
- Ejari tenancy contract via an operator or self-managed platform registration
Before purchasing any unit for STR purposes, confirm with the building's facilities management whether the Owners' Association (OA) permits short-letting. Several Marina towers — particularly older Emaar buildings — have tightened STR restrictions since 2022.
STR Yield Reality Check
Published STR yield figures in Dubai Marina vary widely. GuestReady's 2026 operator data points to 8.5–11% gross yields for well-positioned, furnished, Marina-facing units — but this is the upper band of the distribution, not the average.
A realistic STR model for a 1-bedroom Marina-facing apartment at AED 2.2M (purchase):
Income/Cost Item | AED/year |
Gross rental income (65% occupancy × AED 900/night) | AED 213,525 |
Operator management fee (20%) | –AED 42,705 |
DTCM permit | –AED 5,000 |
Service charges (AED 22/sqft × 900 sqft) | –AED 19,800 |
Furnishing replacement reserve (1.5% of fit-out cost) | –AED 5,000 |
Utilities, maintenance, insurance | –AED 12,000 |
Net STR income | ~AED 129,000 |
Net STR yield on AED 2.2M | ~5.9% |
This model illustrates why STR gross yields of 9–11% do not translate directly to 9–11% net. A well-managed, Marina-facing unit can realistically achieve 5.5–6.5% net after all costs — meaningfully better than long-let net yields of 4.5–5.5%, but with significantly higher management complexity.
