Eltiera Views Tower 4 is one of four towers in Ellington Properties' Eltiera Views development in Jumeirah Islands, Dubai. The tower follows a G+3P+26 configuration and holds a mix of one, two and three-bedroom apartments alongside two penthouses. The wider masterplan spans roughly 10.3 acres with an estimated 1,185 units and a Land Department recorded project value of AED 1.07 billion. Launched in December 2025 on a 20/50/30 payment plan, completion is estimated for Q4 2029. The project occupies a plot originally allocated to Jumeirah Heights Frond A, a development that was cancelled and demolished in late 2025.
The four towers are linked by a landscaped podium carrying one of Ellington's most extensive amenity platforms to date. A four-level clubhouse anchors the offering, containing a co-working area with private rooms, collaborative workstations, a meeting room and a podcast room, alongside a cinema room with acoustic treatment and a separate games room. The wellness club on Podium 1 provides dedicated zones for calisthenics, strength training, Pilates, yoga, spin and cardio, plus a climbing wall, vitality pool, heated relaxation beds and male and female changing facilities with shower, steam and sauna. Two infinity pools are provided, one designated for families and one for adults. The ground floor carries retail and dining outlets including a supermarket. Externally, the facade is composed of folded metal planes.
Tower 4 differs from its siblings in unit composition: it carries one, two and three-bedroom apartments and two penthouses, with no retail units at ground level, unlike Tower 1 with four and Tower 3 with one. All residential floors have a 3.6-metre floor-to-ceiling height, well above the Dubai norm, and interiors use textured surfaces over a restrained base palette with accent tones. Kitchens are fitted with generous islands and integrated appliances, and penthouse bathrooms are specified with freestanding baths. Recorded unit sizes in the cluster run from 796 sq ft for one-bedroom layouts to 1,672 sq ft for three-bedrooms, with penthouses substantially larger. One-bedroom and two-bedroom units receive one parking bay; three-bedrooms receive two.
The investment case is built on product scarcity in an established location. Jumeirah Islands is a mature, low-density villa community, and Eltiera Views introduces apartment stock into a district that has had almost none, within 1 km of JLT and under 2 km of Dubai Marina and JBR. Land Department records from the earlier-released towers show one-bedrooms transacting between AED 2,507 and AED 2,913 per sq ft and three-bedrooms at roughly AED 2,550 to 2,560, which places the product below Palm Jumeirah and Bluewaters while offering comparable access to the Marina corridor. Ellington's delivery record across Palm Jumeirah, Dubai Hills and Creek Harbour materially lowers completion risk. Two factors weigh against: the 20/50/30 schedule commits 70% of the price before handover, tying up capital for four years, and the anticipated AED 21 per sq ft service charge is high enough to move a gross yield calculation by more than a percentage point on smaller units.
